The Client: HYPO Real Estate Capital Corporation

Hypo Real Estate Group was originally set up in 2003 by the spin-off of parts of the commercial real estate financing activities of the HVB Group. In this move, the German mortgage bank’s equity participations as well as the international real estate financing activities of the HVB Group were transferred to Hypo Real Estate Group, where they were strategically refocused. Since that time, Hypo Real Estate Group has been operating completely independently of the HVB Group. All capital links have now been severed.

The Challenge

Portfolio information was being analyzed using Excel and multiple databases that lacked referential integrity. Getting a cohesive view of the data was extremely time and labor intensive. All data was stored as current data; one of the main challenges was providing the ability to print historic reports on demand for auditing purposes.

The Solution

SGP created the Real Estate Deals System (REDS) which tracks billions of dollars of real estate loans from conception through repayment. Multifaceted reminder systems and on-demand reporting allow HVB to manage their portfolio in a fluid environment. Risk Assets, loan to value ratios, margin statistics, derivative products, and market pricing trends are just a few details that can now be easily obtained by the click of a mouse. The portfolio can be viewed on a servicing subsidiary, section or branch level as well as by project type, product type, and geographic location. Standard reports include Watch list reports, Fed reports and Past Due reports. All reports can be run historically to easily comply with auditing requests. A custom query builder provides reporting flexibility.

PB Capital Corporation, a subsidiary of Deutsche Postbank AG, is an active lender in the commercial real estate market and an active player in the corporate bond and loan markets. They opened their New York City offices in 1976, and since then they have developed core competencies in Real Estate Lending, Credit Investments and Financial Markets.

The Challenge

The Client: DEPFA

Using DataQuest, DEPFA Bank can pattern transactions across any selected data range, quickly identifying anomalies and drilling into the details for further research. Because DataQuest cubes can be published, there is an easy audit trail and Patriot Act compliance is less burdensome. DEPFA also uses DataQuest to check client names against the OFAC SDN List.

DEPFA Bank, a member of Hypo Real Estate Group since 2007, specializes in real estate and public finance. Throughout the years, its business activities have included Short-Term Liquidity Management, Funding Activities, Repo Market Funding and Foreign Exchange.

The Challenge

DEPFA’s Compliance Department needed to perform analysis on all of their SWIFT transactions. Their data consisted of monthly extracts, each in a different format. They had no ability to analyze the data over a time dimension to compare single transactions against a whole.

Using DataQuest, HRECC can rapidly respond to corporate fire drills, extracting and combining their data from multiple data sources in order to provide a more complete aggregate view of their portfolio. They can filter, group or sort by any criteria and have the ability to Drill In or collapse any grouping. Data can be easily exported to MS Excel for further manipulation or complex charting.

HRECC provides a single source of capital solutions for the real estate industry including balance sheet, CMBS, and subordinate debt lending on all asset classes across the U.S.
